International Market Square is exceptionally located on the western edge of downtown Minneapolis at the
intersection of two significant arterial streets, Glenwood Ave. and Lyndale Ave. Interstate 94 is adjacent
to the property to the east, Interstate 394 is located just three blocks south and Highway 55 is three blocks
to the north.
- The core of downtown Minneapolis is located one mile away. The prestigious Kenwood area of Minneapolis is
located less than a mile directly south and includes the new and renowned Walker Art Center, Minneapolis
Sculpture Garden and Loring Park. Just further south is the popular Uptown area.
- Bus routes along Glenwood and Lyndale Avenues provide service to downtown Minneapolis, Kenwood, Uptown and
the surrounding suburbs.
- Nearby amenities include the Farmers Market located just across Lyndale Ave., the Sumner Public Library,
hotels, restaurants, retail shops and schools. To the northwest a mile is Theodore Wirth Park, the largest
regional park in Minneapolis. It includes the Eloise Butler Wildflower Garden and Bird Sanctuary, the
Daylily-Perennial Garden, a tamarack bog, 18 hole, par 3 golf course, natural woodlands, Wirth Lake, Birch
Pond and the lagoons of Bassett Creek.
- The entire neighborhood to the north was demolished four years ago and is being rebuilt with 900 new
housing units. A mix of affordable and market rate apartments,townhouses, single family detached homes. The
neighborhood to the immediate west and south, including IMS, is being master planned for new commercial and
residential uses. The area is undergoing a tremendous transformation.
- A new connection to I-394 is going to be opened in 2007. Three blocks to the west of IMS is Fremont Ave.
(being renamed to Van White Blvd.). This street is going to be extended to the south to connect with the
existing on and off ramps. This new connection will be particularly beneficial to users of IMS coming from
the west. It will make it quicker for everyone and easy for first time users. Since the western suburbs are
the most affluent, this is a nice plus for this target market.
- The Minnesota Twins baseball team is going to build a new 42,000 seat stadium six blocks from IMS. It will
be completed for the 2010 season. The location is a great fit for downtown as it is adjacent to parking
stalls and the entertainment district along 1st Avenue North. It will draw attention to the north side of
downtown. Hines Investments is planning a large two phase condominium and retail development adjacent to
the east and west sides of the stadium. Also entering this area will be a commuter rail station from the
Northstar Commuter Line coming from St. Cloud, Minnesota. The current Light Rail will be extended two
blocks north to connect passengers with the Northstar Line. The new stadium will bridge the gap that exists
with the 394 distribution and the surface parking lots. This will spur new development north of 394 and in
between the stadium and IMS. The Twins have played in the Metrodome since 1982 and won the World Series in
1987 and 1991.
